Tower 2 Concrete Pour

I was out and about collecting video for a different project about the streets of San Francisco when I stumbled across a big concrete pour (injection?) at what will soon be Tower 2 of 1 Rincon Hill.  While they picked a pretty good time/day to block off streets from a traffic perspective, it seems like it was a miserable time to pour concrete since it was a very rainy, windy, and wet winter day in San Francisco. Below is a video I took of the concrete pour.

It’s no secret that Tower 2 construction has finally begun, but it remains to be seen if the new homes will be rented or sold. The residences at Tower 2 will definitely be built as condominiums, allowing the developer (Principal Real Estate Investors and Urban Pacific Investors, LLC ) to sell them off individually when they desire. But given the hot rental market, it appears the current plan is to rent the homes. Although if that remains the plan by the time the homes are finished is an open question.

Tower 2 will be home to 299 residences, ranging in size from studio (“junior one”) to three bedrooms, with the studios coming in at about 600 square feet and the three bedroom homes coming in at over 3,200 square feet. The developer plans to combine some of the originally planned one bedroom homes and convert them to two-bedroom homes, reducing the one-bedrooms and upping the mix of two-bedrooms in the second tower.

Other major features of One Rincon Hill Tower 2 include a 3,600-square-foot fitness center on the plaza level and a 4,000-square-foot penthouse “Sky Lounge” on the 49th floor. For comparison, Tower 1 amenities include a plaza level 750-square-foot exercise room and a 1,100-square-foot hospitality room. The developer says that all amenities in both towers, including the existing plaza level podium with swimming pool, reflecting pool and sundeck, as well as the valet parking garage, will be available to residents  of both towers.

The Tower 2 architect is Solomon Cordwell Buenz and the general contractor is Webcor.
