I wrote a little bit about Millwheel condos last week, but this week I managed to get down to the condo site and take some pictures of the newest condo addition to the Dogpatch neighborhood.

Above are photos of Progress Park, the Minnesota parklet area, as well as Millwheel from both the Minnesota Street and Indiana Street approaches.

The Millwheel condo homes are located between Indian and Minnesota Streets, roughly at 24th St. Below is a map of the area, showing where the Millwheel condo building is, as well as the green spaces that are nearby.

The sales office for Millwheel will be opening in several months, but as you can see from the photos plenty of progress has been made and the building is buzzing with workers finishing up the development.

No word yet on standard finishes, parking, storage and all of those important details. As we’ve mentioned before, Millwheel condos will be sold in two phases, a north and a south phase. Millwheel south is the first phase, with 32 condo homes, in one, two, or three bedroom floor plans starting in the $400,000s and going up from there.

Meet MillWheel

It’s been a long time coming – planning department records for this project go all the way back to January of 2003. But it will finally arrive, and the developer – R Group Development – probably couldn’t be more happy about their timing, even if it has taken over 9 years from start to finish.

Millwheel will be a new condo development in the Central Waterfront/Dogpatch neighborhood. The Millwheel condo homes are about two blocks from the condos at Esprit Park, where 24th St. dead ends at Minnesota. The building site spans from Minnesota to Indiana streets, and has both Minnesota and Indiana street addresses, although I don’t know if the development will use addresses on both streets or only on one street. On the map below, Millwheel is the purple dot, and Esprit Park is the blue dot.

The project will be offered in two phases – Millwheel South and Millwheel North. The lot for Millwheel South has the street addresses of 1295 – 1305 Indiana, as well as 1278 – 1280 Minnesota. Millwheel South will be the first phase of the development available, with 32 homes in all, and the sales office projected to open in April of this year. Millwheel north condo homes are currently projected to be available in 2013.

According to the website, there will be  1-,2- and 3-bedroom condominium homes available at Millwheel South, with prices starting in the $400,000s. I need to do some more digging about parking, layouts, and finishes, but will continue to write about this new central waterfront condo project in the coming weeks and months.

This isn’t the first project that has been completed in SF by this developer. They also built Sierra Heights (Potrero Hill), as well as the nearby condos at 1310 Minnesota and 1325 Indiana.

The developer will be exclusively represented by the folks at Polaris.
