Project Summary and Background:
Originally a Turnberry Associates development with ground-breaking expected to begin in 2009, the development was a victim of the real estate downturn and credit market freeze. The original plans were submitted to the San Francisco Department of Building Inspection in 2007, with numerous changes, withdrawals, cancellations, and resubmissions happening along the way.
After paying 30 million dollars for the site, Turnberry sold the project to the developers of the nearby Metropolitan project, Crescent Heights, for only 13 million dollars. Crescent Heights returned to the planning commission in early 2011 for changes to building density, eliminating the originally proposed three bedroom homes, and substituting a mix with many more studio and two bedroom home floor plans.
While the site has been empty, it has been home to urban pollinators (bees, butterflies), who will no doubt be evicted once construction begins. Construction is currently estimated to begin in late 2011 or early 2012, with the most recent building permit leaving the city Department of Building Inspection on October 5, 2011 and returning again to the Central Permit Bureau.
The building has been pitched as a luxury high-rise with finishes, prices, and amenities that are similar to other San Francisco luxury condos like the Millennium Tower, The Four Seasons, The Infinity, The St. Regis and nearby One Rincon Hill. However, there is currently no information available on what the actual finishes, amenities, and price points will be.
