The first of these resales at The Radiance was for a two bedroom, one bath home with 1,159 square feet of living space (per tax records, not verified by agent). The property was a short sale, and also tenant occupied. It listed for $499,000. The property address is 325 China Basin #104. The second resale at The Radiance was for a tri-level town home floor plan, a floor plan which is rarely available because not very many of them were built (about six, I believe). The address for this home is 325 China Basin #110. It was listed for just shy of one million dollars at $998,000. It was not a short sale, nor was it tenant occupied. According to the tax records (not verified by agent) it was just shy of 1,700 square feet with a recorded size of 1,693 square feet. Again, MLS rules prevent me from publishing the sales price on this website, but I’m happy to share the information with you if you get in touch.
As of today (July 10, 2011), there are exactly zero condominiums for sale on the MLS in the Mission Bay neighborhood, which is a fairly rare phenomenon.
